Here is our February / March2018 condo pricing guide for Fort Lauderdale condos recently sold – this being based on median sales prices for all condos sold over the last 60 days.

We can see from this report how the median sales price is $160,000 for ALL Fort Lauderdale condos sold over the last 60 days – and then how the median changes across different condo “categories” all the way up-to a median of $750,000 for luxury Fort Lauderdale condos.

It is important to note that in this months post our review of median sales prices is somewhat of a mixed bag…

  • Median sales prices for ALL Fort Lauderdale condos sold and waterfront condos remain stable – increasing slightly this month!
  • Median sales prices for Fort Lauderdale Oceanfront condos and Galt Ocean Mile condos sold over the last 60 days have both fallen
  • Median sales prices for Luxury Fort Lauderdale condos sold however are up by over $18,000 this month – It is important to note that median prices for luxury condos were up by $57,500 in our prior post!

Our summary report above shows us that 

  • Fort Lauderdale Waterfront condos have had median sales price of $195,000 – this being for a 2 bedroom 2 bathroom unit of 1180 sq ft – In our last post the median sales price for waterfront condos was lower at $185,000 – this being for a 2 bedroom 2 bathroom waterfront unit of 1180 sq ft
  • Fort Lauderdale Oceanfront condos have had a median sales price of $405,500 – this being for a 2 bedroom 2 bathroom unit of 1295 sq ft – In our last post the median sales price for oceanfront condos was higher at $412,500 – this being for a 2 bedroom 2 bathroom unit of 1310 sq ft
  • Galt Ocean Mile “direct oceanfront” condos have had a median sales price of $382,000 – this being for a 2 bedroom 2 bathroom unit of 1351 sq ft – In our last post the median sales price for Galt Ocean Mile condos was $435,000 – this being for a larger 2 bedroom 2 bathroom unit of 1650 sq ft 
  • Fort Lauderdale Luxury condos have had a median sales price of $750,000 – this being for a 3 bedroom 2 bathroom unit of 2104 sq ft – In our last post the median sales price for luxury condos was lower at $732,500 – this being for a 3 bedroom 2 bathroom unit of 2078 sq ft

In this months post I also review recent sales for Fort Lauderdale condos by bedroom for both Oceanfront condos and Galt Ocean Mile direct oceanfront condos.

Important to note are the changes in median prices by bedroom…

  • Oceanfront Studio sales have a median of $217,250 – this being for a unit of 482 square feet with a sales price to square foot price of $457.00 – In our last post the median for Oceanfront Studios was $183,000 – this being for a larger unit of 570 square feet with a sales price to square foot price of $314.00
  • Oceanfront 1 bedroom condo sales have a median of $260,000  – this being for a 1 bedroom 1 bathroom unit of 875 square feet with a sales price to square foot price of $286.00 – In our last post the median for Oceanfront 1 bedroom condos was $30,000 higher at $290,000  – this being for a 1 bedroom 1 bathroom unit of 870 square feet with a sales price to square foot price of $321.00
  • Oceanfront 2 bedroom condo sales have a median of $441,500  – this being for a 2 bedroom 2 bathroom unit of 1343 square feet with a sales price to square foot price of $309.00 – In our last post the median for Oceanfront 2 bedrooms was a little more at $445,000  – this being for a 2 bedroom 2 bathroom unit of 1434 square feet with a sales price to square foot price of $317.00
  • Oceanfront 3 bedroom condos sales have a median of $940,000 – this being for a 3 bedroom 3 bathroom condo of 2190 square feet with a sales price to square foot price of $428.00 – In our last post the median for Oceanfront 3 bedroom condos was $445,000  – this being for a 2 bedroom 2 bathroom unit of 1434 square feet with a sales price to square foot price of $317.00

Note: Median sales prices for oceanfront 3 bedroom condos can vary widely – especially given the number of 3 bedroom new construction projects / sales we currently have here in Fort Lauderdale!

Galt Ocean Mile is one of the sought out “strips” of direct oceanfront condos here in Fort Lauderdale.

Galt Ocean Mile condos offer a mix of complexes and buildings from mid-century to luxury newer construction.

  • 1 bedroom units have a median price of $262,000 –this being for a 1 bedroom 1 bathroom unit of 1069 square feet with a sales price to  square foot price of $271.00 – In our last post the median for Galt Ocean Mile 1 bedroom condos was $33,000 higher at $295,000 -this being for a 1 bedroom 1 bathroom unit of 1047 square feet with a sales price to  square foot price of $311.00
  • 2 bedroom units have a median price of $417,000 –this being for a 2 bedroom 2 bathroom unit of 1514 square feet with a sales price for square foot price of $285.00 – In our last post the median for Galt Ocean Mile 2 bedroom condos was $64,000 higher at $481,000 -this being for a 2 bedroom 2 bathroom unit of 1656 square feet with a sales price for square foot price of $294.00
  • 3 bedroom units have a median price of $920,000 – this being for a 3 bedroom 2 bathroom unit of 2140 square feet with a sales price to square foot price of $428.00 –In our last post the median for 3 bedroom condos was $732,500 – this being for a 3 bedroom 2 bathroom unit of 2150 square feet with a sales price to square foot price of $353.00

My Summary

We currently have an excellent selection Fort Lauderdale condos for sale across all categories- from waterfront, oceanfront condos, Galt Ocean Mile condos and luxury condos.

This months results are soft across many categories

However buyer demand is strong and median sales prices for luxury condos are surging ahead – especially for units that can be purchased for less than $1 Million!
