Here is our April / May 2018 condo pricing guide for Fort Lauderdale condos recently sold – this being based on median sales prices for all condos sold over the last 60 days.

We can see from this report how the median sales price is $160,000 for ALL Fort Lauderdale condos sold over the last 60 days – and then how the median changes across different condo “categories” all the way up-to a median of $683,000 for luxury Fort Lauderdale condos.

It is important to note that:

  • Median sales prices for most Fort Lauderdale condos sold over the last 60 days have both softened!
  • Median sales prices for Galt Ocean Mile condos are up again this month!

Our summary report above shows us that 

  • Fort Lauderdale Waterfront condos have had median sales price of $160,000 – this being for a 2 bedroom 2 bathroom unit of 1120 sq ft – In our last post the median sales price for waterfront condos was $30,000 higher at $190,000 – this being for a 2 bedroom 2 bathroom unit of 1155 sq ft
  • Fort Lauderdale Oceanfront condos have had a median sales price of $374,500 – this being for a 2 bedroom 2 bathroom unit of 1250 sq ft – In our last post the median sales price for oceanfront condos was $10,500 higher at $385,000 – this being for a 2 bedroom 2 bathroom unit of 1300 sq ft
  • Galt Ocean Mile “direct oceanfront” condos have had a median sales price of $422,500 – this being for a 2 bedroom 2 bathroom unit of 1575 sq ft – In our last post the median sales price for Galt Ocean Mile condos was $37,500 lower at $385,000 – this being for a 2 bedroom 2 bathroom unit of 1300 sq ft 
  • Fort Lauderdale Luxury condos have had a median sales price of $683,000 – this being for a 3 bedroom 3 bathroom unit of 2726 sq ft – In our last post the median sales price for luxury condos was over $88,000 higher at $771,835 – this being for a 3 bedroom 2 bathroom unit of 2060 sq ft

In this months post I also review recent sales for Fort Lauderdale condos by bedroom for both Oceanfront condos and Galt Ocean Mile direct oceanfront condos.

  • Oceanfront Studio sales have a median of $207,000 – this being for a unit of 345 square feet with a sales price to square foot price of $598.00 – In our last post the median for Oceanfront Studios was higher at $212,000 – this being for a unit of 360 square feet with a sales price to square foot price of $530.00
  • Oceanfront 1 bedroom condo sales have a median of $297,000  – this being for a 1 bedroom 1 bathroom unit of 870 square feet with a sales price to square foot price of $316.00 – In our last post the median for Oceanfront 1 bedroom condos was lower at $287,500  – this being for a 1 bedroom 1 bathroom unit of 880 square feet with a sales price to square foot price of $300.00
  • Oceanfront 2 bedroom condo sales have a median of $419,500  – this being for a 2 bedroom 2 bathroom unit of 1354 square feet with a sales price to square foot price of $318.00 – In our last post the median for Oceanfront 2 bedrooms was higher at $421,250  – this being for a 2 bedroom 2 bathroom unit of 1360 square feet with a sales price to square foot price of $309.00
  • Oceanfront 3 bedroom condos sales have a median of $1,137,500 – this being for a 3 bedroom 3 bathroom condo of 2318 square feet with a sales price to square foot price of $478.00 – In our last post the median for Oceanfront 3 bedroom condos was lower at $1,060,000 – this being for a 3 bedroom 3 bathroom condo of 2318 square feet with a sales price to square foot price of $466.00

Note: Median sales prices for oceanfront 3 bedroom condos can vary widely – especially given the number of 3 bedroom new construction projects / sales we currently have here in Fort Lauderdale!

  • 1 bedroom units have a median price of $299,000 –this being for a 1 bedroom 1 bathroom unit of 1080 square feet with a sales price to  square foot price of $299.00 – In our last post the median for Galt Ocean Mile 1 bedroom condos was higher at $309,500 -this being for a 1 bedroom 1 bathroom unit of 1088 square feet with a sales price to  square foot price of $290.00
  • 2 bedroom units have a median price of $457,500 –this being for a 2 bedroom 2 bathroom unit of 1647 square feet with a sales price for square foot price of $282.00 – In our last post the median for Galt Ocean Mile 2 bedroom condos was lower at $417,500 -this being for a 2 bedroom 2 bathroom unit of 1544 square feet with a sales price for square foot price of $284.00
  • 3 bedroom units have a median price of $985,000 – this being for a 3 bedroom 2 bathroom unit of 2124 square feet with a sales price to square foot price of $444.00 –In our last post the median for 3 bedroom condos was higher at $1,025,000 – this being for a 3 bedroom 2 bathroom unit of 2318 square feet with a sales price to square foot price of $453.00

My Summary

We currently have an excellent selection Fort Lauderdale condos for sale across all categories- from waterfront, oceanfront condos, Galt Ocean Mile condos and luxury condos.

Median sales prices for Fort Lauderdale condos have been soft over the last 60 days…

However median prices for Galt Ocean Mile condos are up again!
