Here is our March / April 2018 condo pricing guide for Fort Lauderdale condos recently sold – this being based on median sales prices for all condos sold over the last 60 days.

We can see from this report how the median sales price is $158,000 for ALL Fort Lauderdale condos sold over the last 60 days – and then how the median changes across different condo “categories” all the way up-to a median of $771,835 for luxury Fort Lauderdale condos.

It is important to note that in this months post our review of median sales prices is somewhat of a mixed bag…

  • Median sales prices for Fort Lauderdale Waterfront and Oceanfront condos sold over the last 60 days have both softened!
  • Median Sales Prices for Galt Ocean Mile condos are up!
  • Median sales prices for Luxury Fort Lauderdale condos sold are up again this month – with increasing median sales prices over our last 3 posts!

Our summary report above shows us that 

  • Fort Lauderdale Waterfront condos have had median sales price of $190,000 – this being for a 2 bedroom 2 bathroom unit of 1155 sq ft – In our last post the median sales price for waterfront condos was higher at $195,000 – this being for a 2 bedroom 2 bathroom unit of 1180 sq ft
  • Fort Lauderdale Oceanfront condos have had a median sales price of $385,000 – this being for a 2 bedroom 2 bathroom unit of 1300 sq ft – In our last post the median sales price for oceanfront condos was higher at $405,500 – this being for a 2 bedroom 2 bathroom unit of 1295 sq ft
  • Galt Ocean Mile “direct oceanfront” condos have had a median sales price of $385,000 – this being for a 2 bedroom 2 bathroom unit of 1300 sq ft – In our last post the median sales price for Galt Ocean Mile condos was lower at $382,000 – this being for a 2 bedroom 2 bathroom unit of 1351 sq ft 
  • Fort Lauderdale Luxury condos have had a median sales price of $771,835 – this being for a 3 bedroom 2 bathroom unit of 2060 sq ft – In our last post the median sales price for luxury condos was lower at $750,000 – this being for a 3 bedroom 2 bathroom unit of 2104 sq ft

In this months post I also review recent sales for Fort Lauderdale condos by bedroom for both Oceanfront condos and Galt Ocean Mile direct oceanfront condos.

Important to note are the changes in median prices by bedroom…

  • Oceanfront Studio sales have a median of $212,000 – this being for a unit of 360 square feet with a sales price to square foot price of $530.00 – In our last post the median for Oceanfront Studios was higher at $217,250 – this being for a unit of 482 square feet with a sales price to square foot price of $457.00
  • Oceanfront 1 bedroom condo sales have a median of $287,500  – this being for a 1 bedroom 1 bathroom unit of 880 square feet with a sales price to square foot price of $300.00 – In our last post the median for Oceanfront 1 bedroom condos was lower at $260,000  – this being for a 1 bedroom 1 bathroom unit of 875 square feet with a sales price to square foot price of $286.00
  • Oceanfront 2 bedroom condo sales have a median of $421,250  – this being for a 2 bedroom 2 bathroom unit of 1360 square feet with a sales price to square foot price of $309.00 – In our last post the median for Oceanfront 2 bedrooms was higher at $441,500  – this being for a 2 bedroom 2 bathroom unit of 1343 square feet with a sales price to square foot price of $309.00
  • Oceanfront 3 bedroom condos sales have a median of $1,060,000 – this being for a 3 bedroom 3 bathroom condo of 2318 square feet with a sales price to square foot price of $466.00 – In our last post the median for Oceanfront 3 bedroom condos was lower at $940,000 – this being for a 3 bedroom 3 bathroom condo of 2190 square feet with a sales price to square foot price of $428.00

Note: Median sales prices for oceanfront 3 bedroom condos can vary widely – especially given the number of 3 bedroom new construction projects / sales we currently have here in Fort Lauderdale!

Galt Ocean Mile is one of the sought out “strips” of direct oceanfront condos here in Fort Lauderdale.

Galt Ocean Mile condos offer a mix of complexes and buildings from mid-century to luxury newer construction.

  • 1 bedroom units have a median price of $309,500 –this being for a 1 bedroom 1 bathroom unit of 1088 square feet with a sales price to  square foot price of $290.00 – In our last post the median for Galt Ocean Mile 1 bedroom condos was lower at $262,000 -this being for a 1 bedroom 1 bathroom unit of 1069 square feet with a sales price to  square foot price of $271.00
  • 2 bedroom units have a median price of $417,500 –this being for a 2 bedroom 2 bathroom unit of 1544 square feet with a sales price for square foot price of $284.00 – In our last post the median for Galt Ocean Mile 2 bedroom condos was much the same at $417,000 -this being for a 2 bedroom 2 bathroom unit of 1514 square feet with a sales price for square foot price of $285.00
  • 3 bedroom units have a median price of $1,025,000 – this being for a 3 bedroom 2 bathroom unit of 2318 square feet with a sales price to square foot price of $453.00 –In our last post the median for 3 bedroom condos was lower at $920,000 – this being for a 3 bedroom 2 bathroom unit of 2140 square feet with a sales price to square foot price of $428.00

My Summary

We currently have an excellent selection Fort Lauderdale condos for sale across all categories- from waterfront, oceanfront condos, Galt Ocean Mile condos and luxury condos.

Median prices for Waterfront and Oceanfront condos are soft – however median prices for Galt Ocean Mile condos are up.

It is also very encouraging to see median sales prices for luxury Fort Lauderdale condos continue to rise!
