Here is our May / June 2018 condo pricing guide for Fort Lauderdale condos recently sold – this being based on median sales prices for all condos sold over the last 60 days.

We can see from this report how the median sales price is $162,050 for ALL Fort Lauderdale condos sold over the last 60 days – and then how the median changes across different condo “categories” all the way up-to a median of $740,000 for luxury Fort Lauderdale condos.

It is important to note that:

  • Median sales prices for all categories of Fort Lauderdale condos sold over the last 60 days have increased!
  • These increases in median sales prices include all of the following categories of condos: Waterfront condos, Oceanfront condos, Galt Ocean Mile condos and Luxury condos

Our summary report above shows us that: 

  • Fort Lauderdale Waterfront condos have had median sales price of $205,000 – this being for a 2 bedroom 2 bathroom unit of 1170 sq ft – In our last post the median sales price for waterfront condos was lower at $197,500 – this being for a 2 bedroom 2 bathroom unit of 1120 sq ft
  • Fort Lauderdale Oceanfront condos have had a median sales price of $425,000 – this being for a 2 bedroom 2 bathroom unit of 1337 sq ft – In our last post the median sales price for oceanfront condos was lower at $374,500 – this being for a 2 bedroom 2 bathroom unit of 1250 sq ft
  • Galt Ocean Mile “direct oceanfront” condos have had a median sales price of $433,500 – this being for a 2 bedroom 2 bathroom unit of 1337 sq ft – In our last post the median sales price for Galt Ocean Mile condos was lower at $422,500 – this being for a 2 bedroom 2 bathroom unit of 1575 sq ft
  • Fort Lauderdale Luxury condos have had a median sales price of $740,000 – this being for a 3 bedroom 3 bathroom unit of 1994 sq ft – In our last post the median sales price for luxury condos was lower at $683,000 – this being for a 3 bedroom 3 bathroom unit of 2726 sq ft

In this months post I also review recent sales for Fort Lauderdale condos by bedroom for both Oceanfront condos and Galt Ocean Mile direct oceanfront condos.

  • Oceanfront Studio sales have a median of $172,000 – this being for a unit of 482 square feet with a sales price to square foot price of $379.00 – In our last post the median for Oceanfront Studios was higher $207,000 – this being for a unit of 345 square feet with a sales price to square foot price of $598.00
  • Oceanfront 1 bedroom condo sales have a median of $270,000  – this being for a 1 bedroom 1 bathroom unit of 850 square feet with a sales price to square foot price of $301.00 – In our last post the median for Oceanfront 1 bedroom condos was higher at $297,000  – this being for a 1 bedroom 1 bathroom unit of 870 square feet with a sales price to square foot price of $316.00
  • Oceanfront 2 bedroom condo sales have a median of $440,000  – this being for a 2 bedroom 2 bathroom unit of 1355 square feet with a sales price to square foot price of $336.00 – In our last post the median for Oceanfront 2 bedrooms was lower at $419,500  – this being for a 2 bedroom 2 bathroom unit of 1354 square feet with a sales price to square foot price of $318.00
  • Oceanfront 3 bedroom condos sales have a median of $937,500 – this being for a 3 bedroom 3 bathroom condo of 2200 square feet with a sales price to square foot price of $445.00 – In our last post the median for Oceanfront 3 bedroom condos was higher at $1,137,500 – this being for a 3 bedroom 3 bathroom condo of 2318 square feet with a sales price to square foot price of $478.00

Note: Median sales prices for oceanfront 3 bedroom condos can vary widely – especially given the number of 3 bedroom new construction projects / sales we currently have here in Fort Lauderdale!

  • 1 bedroom units have a median price of $252,500 –this being for a 1 bedroom 1 bathroom unit of 850 square feet with a sales price to  square foot price of $276.00 – In our last post the median for Galt Ocean Mile 1 bedroom condos was higher at $299,000 -this being for a 1 bedroom 1 bathroom unit of 1080 square feet with a sales price to  square foot price of $299.00

My Summary

We currently have an excellent selection Fort Lauderdale condos for sale across all categories- from waterfront, oceanfront condos, Galt Ocean Mile condos and luxury condos – with many new construction units for sale too!

I am very pleased to report that median sales prices for all categories of Fort Lauderdale condos have risen over the last 60 days!
