Here is our July 2018 / August 2018 condo pricing guide for Fort Lauderdale condos recently sold – this being based on median sales prices for all condos sold over the last 60 days.

We can see from this report how the median sales price is $176,000 for ALL Fort Lauderdale condos sold over the last 60 days – and then how the median changes across different condo “categories” all the way up-to a median of $759,000 for luxury Fort Lauderdale condos.

It is important to note that:

  • Median sales prices overall for Fort Lauderdale condos sold over the last 60 days have increased – up from $164,000 to $176,000!
  • There have been increases in Luxury, Waterfront and Galt Ocean Mile condo sales prices – with Galt Ocean Mile condos median sales prices up by $35,000
  • Median sales prices for Fort Lauderdale Oceanfront condos sold over the last 60 days however have softened – down by $22,000!
  • Median prices for 3 bedroom Oceanfront and Galt Ocean Mile condos sold are both well down!

Our summary report above shows us that over the last 60 days: 

  • Fort Lauderdale Waterfront condos have had median sales price of $215,000 – this being for a 2 bedroom 2 bathroom unit of 1176 sq ft – In our last post the median sales price for waterfront condos was lower at $198,500 – this being for a 2 bedroom 2 bathroom unit of 1171 sq ft
  • Fort Lauderdale Oceanfront condos have had a median sales price of $410,000 – this being for a 2 bedroom 2 bathroom unit of 1283 sq ft – In our last post the median sales price for oceanfront condos was higher at $432,000 – this being for a 2 bedroom 2 bathroom unit of 1395 sq ft
  • Galt Ocean Mile “direct oceanfront” condos have had a median sales price of $560,000 – this being for a 2 bedroom 2 bathroom unit of 1662 sq ft – In our last post the median sales price for Galt Ocean Mile condos was lower at $525,000 – this being for a 2 bedroom 2 bathroom unit of 1662 sq ft 
  • Fort Lauderdale Luxury condos have had a median sales price of $759,000 – this being for a 2 bedroom 2 bathroom unit of 1975 sq ft – In our last post the median sales price for luxury condos was lower at $738,750 – this being for a 3 bedroom 3 bathroom unit of 1949 sq ft

In this months post I also review recent sales for Fort Lauderdale condos by bedroom for both Oceanfront condos and Galt Ocean Mile direct oceanfront condos.

Important to note are the changes in median prices by bedroom…

  • Oceanfront Studio sales have a median of $215,000 – this being for a unit of 533 square feet with a sales price to square foot price of $408.00 – In our last post the median for Oceanfront Studios was lower at $176,000 – this being for a unit of 483 square feet with a sales price to square foot price of $363.00
  • Oceanfront 1 bedroom condo sales have a median of $275,000  – this being for a 1 bedroom 1 bathroom unit of 870 square feet with a sales price to square foot price of $307.00 – In our last post the median for Oceanfront 1 bedroom condos was lower at $257,000  – this being for a 1 bedroom 1 bathroom unit of 865 square feet with a sales price to square foot price of $291.00
  • Oceanfront 2 bedroom condo sales have a median of $450,000  – this being for a 2 bedroom 2 bathroom unit of 1340 square feet with a sales price to square foot price of $328.00 – In our last post the median for Oceanfront 2 bedrooms was higher at $454,500  – this being for a 2 bedroom 2 bathroom unit of 1415 square feet with a sales price to square foot price of $340.00
  • Oceanfront 3 bedroom condos sales have a median of $833,500 – this being for a 3 bedroom 3 bathroom condo of 2100 square feet with a sales price to square foot price of $421.00 – In our last post the median for Oceanfront 3 bedroom condos was much higher at $880,000 – this being for a 3 bedroom 3 bathroom condo of 2205 square feet with a sales price to square foot price of $449.00

Note: Median sales prices for oceanfront 3 bedroom condos can vary widely from month to month – especially given the number of 3 bedroom new construction projects / sales we currently have here in Fort Lauderdale!

Galt Ocean Mile condos offer a mix of complexes and buildings from mid-century to luxury newer construction.

  • 1 bedroom units have a median price of $312,000 –this being for a 1 bedroom 1 bathroom unit of 1088 square feet with a sales price to  square foot price of $284.00 – In our last post the median for Galt Ocean Mile 1 bedroom condos was lower at $297,000 -this being for a 1 bedroom 1 bathroom unit of 1100 square feet with a sales price to  square foot price of $280.00
  • 2 bedroom units have a median price of $560,000 –this being for a 2 bedroom 2 bathroom unit of 1642 square feet with a sales price for square foot price of $355.00 – In our last post the median for Galt Ocean Mile 2 bedroom condos was lower at $535,000 -this being for a 2 bedroom 2 bathroom unit of 1662 square feet with a sales price for square foot price of $346.00
  • 3 bedroom units have a median price of $745,000 – this being for a 3 bedroom 2 bathroom unit of 2234 square feet with a sales price to square foot price of $370.00 –In our last post the median for 3 bedroom condos was much higher at $815,000 – this being for a 3 bedroom 2 bathroom unit of 2291 square feet with a sales price to square foot price of $347.00

My Summary

We currently have a great selection Fort Lauderdale condos for sale across all categories- from waterfront, oceanfront condos, Galt Ocean Mile condos and Luxury condos

It is important to note that median prices in most categories are up!

Median sales prices over the last 60 days for Oceanfront condos however have softened especially for 3 bedroom units!

Even median sales prices for 3 bedroom direct oceanfront condos here on Galt Ocean Mile have softened and are well down from our last post!

In my mind this is a direct reflection the increased number of 3 bedroom units that have been for sale – especially new construction units.
