Here is our June / July 2018 condo pricing guide for Fort Lauderdale condos recently sold – this being based on median sales prices for all condos sold over the last 60 days.

We can see from this report how the median sales price is $164,000 for ALL Fort Lauderdale condos sold over the last 60 days – and then how the median changes across different condo “categories” all the way up-to a median of $738,750 for luxury Fort Lauderdale condos.

It is important to note that:

  • Median sales prices overall for Fort Lauderdale condos sold over the last 60 days have increased!
  • There have been increases in both Oceanfront and Galt Ocean Mile condos – with Galt Ocean Mile condos median sales prices up by over $85,000
  • Median sales prices for Waterfront and Luxury Fort Lauderdale condos have however softened.

Our summary report above shows us that: 

  • Fort Lauderdale Waterfront condos have had median sales price of $198,500 – this being for a 2 bedroom 2 bathroom unit of 1171 sq ft – In our last post the median sales price for waterfront condos was slightly higher at $205,000 – this being for a 2 bedroom 2 bathroom unit of 1170 sq ft
  • Fort Lauderdale Oceanfront condos have had a median sales price of $432,000 – this being for a 2 bedroom 2 bathroom unit of 1395 sq ft – In our last post the median sales price for oceanfront condos was lower at $425,000 – this being for a 2 bedroom 2 bathroom unit of 1337 sq ft
  • Galt Ocean Mile “direct oceanfront” condos have had a median sales price of $525,000 – this being for a 2 bedroom 2 bathroom unit of 1662 sq ft – In our last post the median sales price for Galt Ocean Mile condos was much lower at $433,500 – this however being for a smaller 2 bedroom 2 bathroom unit of 1337 sq ft
  • Fort Lauderdale Luxury condos have had a median sales price of $738,750 – this being for a 3 bedroom 3 bathroom unit of 1949 sq ft – In our last post the median sales price for luxury condos was slightly higher at $740,000 – this being for a 3 bedroom 3 bathroom unit of 1994 sq ft

In this months post I also review recent sales for Fort Lauderdale condos by bedroom for both Oceanfront condos and Galt Ocean Mile direct oceanfront condos.

Important to note are the changes in median prices by bedroom…

  • Oceanfront Studio sales have a median of $176,000 – this being for a unit of 483 square feet with a sales price to square foot price of $363.00 – In our last post the median for Oceanfront Studios was lower at $172,000 – this being for a unit of 482 square feet with a sales price to square foot price of $379.00
  • Oceanfront 1 bedroom condo sales have a median of $257,000  – this being for a 1 bedroom 1 bathroom unit of 865 square feet with a sales price to square foot price of $291.00 – In our last post the median for Oceanfront 1 bedroom condos was higher at $270,000  – this being for a 1 bedroom 1 bathroom unit of 850 square feet with a sales price to square foot price of $301.00
  • Oceanfront 2 bedroom condo sales have a median of $454,500  – this being for a 2 bedroom 2 bathroom unit of 1415 square feet with a sales price to square foot price of $340.00 – In our last post the median for Oceanfront 2 bedrooms was lower at $440,000  – this being for a 2 bedroom 2 bathroom unit of 1355 square feet with a sales price to square foot price of $336.00
  • Oceanfront 3 bedroom condos sales have a median of $880,000 – this being for a 3 bedroom 3 bathroom condo of 2205 square feet with a sales price to square foot price of $449.00 – In our last post the median for Oceanfront 3 bedroom condos was higher at $937,500 – this being for a 3 bedroom 3 bathroom condo of 2200 square feet with a sales price to square foot price of $445.00

Note: Median sales prices for oceanfront 3 bedroom condos can vary widely – especially given the number of 3 bedroom new construction projects / sales we currently have here in Fort Lauderdale!

Galt Ocean Mile condos offer a mix of complexes and buildings from mid-century to luxury newer construction.

  • 1 bedroom units have a median price of $297,000 –this being for a 1 bedroom 1 bathroom unit of 1100 square feet with a sales price to  square foot price of $280.00 – In our last post the median for Galt Ocean Mile 1 bedroom condos was lower at $252,500 -this being for a 1 bedroom 1 bathroom unit of 850 square feet with a sales price to  square foot price of $276.00
  • 2 bedroom units have a median price of $535,000 –this being for a 2 bedroom 2 bathroom unit of 1662 square feet with a sales price for square foot price of $346.00 – In our last post the median for Galt Ocean Mile 2 bedroom condos was lower at $480,000 -this being for a 2 bedroom 2 bathroom unit of 1652 square feet with a sales price for square foot price of $325.00
  • 3 bedroom units have a median price of $815,000 – this being for a 3 bedroom 2 bathroom unit of 2291 square feet with a sales price to square foot price of $347.00 –In our last post the median for 3 bedroom condos was higher at $907,500 – this being for a 3 bedroom 2 bathroom unit of 2140 square feet with a sales price to square foot price of $399.00

My Summary

We currently have a great selection Fort Lauderdale condos for sale across all categories- from waterfront, oceanfront condos, Galt Ocean Mile condos and Luxury condos

As we end our “Season” prices reflect strong demand for 2 bedroom Oceanfront and Galt Ocean Mile condos.

There has however been some softening of median sales prices – especially for 3 bedroom units!
