Here is our April 2019 / May 2019 condo pricing guide for Fort Lauderdale condos recently sold – this being based on median sales prices for all condos sold over the last 60 days here in Broward County.

We can see from this report how the median sales price is $165,000 for ALL Fort Lauderdale condos sold over the last 60 days – It is important to note that this is the same as in our last 2 posts!

We can also see how the median changes across different condo “categories” all the way up-to the median of $670,000 for luxury Fort Lauderdale condos.

It is important to note that:

  • Median sales prices for Waterfront and Oceanfront condos sold over the last 60 days are both up!
  • Median sales price for Galt Ocean Mile are up by 21% from our last post or by over $93,000!
  • Median prices however for Fort Lauderdale Luxury condos sold over the last 60 days have continued to soften – down this month by $40,000!

Our summary report above shows us that over the last 60 days: 

  • Fort Lauderdale Waterfront condos have had median sales price of $202,000 – this being for a 2 bedroom 2 bathroom unit of 1166 sq ft – In our last post the median sales price for waterfront condos was ever so slightly lower at $200,000 – this being for a 2 bedroom 2 bathroom unit of 1150 sq ft
  • Fort Lauderdale Oceanfront condos have had a median sales price of $422,500 – this being for a 2 bedroom 2 bathroom unit of 1341 sq ft – In our last post the median sales price for oceanfront condos was lower at $411,500 – this being for a 2 bedroom 2 bathroom unit of 1283 sq ft
  • Galt Ocean Mile “direct oceanfront” condos have had a median sales price of $532,000 – this being for a 2 bedroom 2 bathroom unit of 1649 sq ft – In our last post the median sales price for Galt Ocean Mile condos was much lower at $438,750 – this being for a 2 bedroom 2 bathroom unit of 1416 sq ft
  • Fort Lauderdale Luxury condos have had a median sales price of $670,000 – this being for a 3 bedroom 2 bathroom unit of 2016 sq ft – In our last post the median sales price for luxury condos was higher at $710,000 – this being for a 3 bedroom 2 bathroom unit of 2073 sq ft

In this months post I also review recent sales for Fort Lauderdale condos by bedroom for both Oceanfront condos and Galt Ocean Mile direct oceanfront condos.

Important to note are the changes in median prices by bedroom…

  • Oceanfront Studio sales have a median of $173,886 – this being for a unit of 451 square feet with a sales price to square foot price of $373.00 – In our last post the median for Oceanfront Studios was much higher at $217,500 – this being for a unit of 482 square feet with a sales price to square foot price of $467.00
  • Oceanfront 1 bedroom condo sales have a median of $259,000  – this being for a 1 bedroom 1 bathroom unit of 870 square feet with a sales price to square foot price of $312.00 – In our last post the median for Oceanfront 1 bedroom condos was higher at $283,750  – this being for a 1 bedroom 1 bathroom unit of 990 square feet with a sales price to square foot price of $296.00
  • Oceanfront 2 bedroom condo sales have a median of $425,000  – this being for a 2 bedroom 2 bathroom unit of 1350 square feet with a sales price to square foot price of $314.00 – In our last post the median for Oceanfront 2 bedrooms was the same at $425,000  – this being for a 2 bedroom 2 bathroom unit of 1350 square feet with a sales price to square foot price of $314.00
  • Oceanfront 3 bedroom condos sales have a median of $877,500 – this being for a 3 bedroom 3 bathroom condo of 2274 square feet with a sales price to square foot price of $353.00 – In our last post the median for Oceanfront 3 bedroom condos was ever so slightly higher at $880,000 – this being for a 3 bedroom 3 bathroom condo of 2086 square feet with a sales price to square foot price of $368.00

Note: Median sales prices for oceanfront 3 bedroom condos can vary widely from month to month – especially given the number of 3 bedroom new construction projects / sales we currently have here in Fort Lauderdale!

  • There have been no Galt Ocean Mile Studios sold over the last 60 days – In our last post the median for Galt Ocean Mile studios sold over the preceding 60 days was $215,000 -this being for a 1 bathroom unit of 450 square feet with a sales price to  square foot price of $478.00
  • Galt Ocean Mile 1 bedroom condos have a median price of $290,000 –this being for a 1 bedroom 1 bathroom unit of 1050 square feet with a sales price to  square foot price of $286.00 – In our last post the median for Galt Ocean Mile 1 bedroom condos was lower at $265,000 -this being for a 1 bedroom 1 bathroom unit of 1050 square feet with a sales price to  square foot price of $320.00
  • Galt Ocean Mile 2 bedroom condos have a median price of $540,000 –this being for a 2 bedroom 2 bathroom unit of 1716 square feet with a sales price for square foot price of $316.00 – In our last post the median for Galt Ocean Mile 2 bedroom condos was lower at $525,000 -this being for a 2 bedroom 2 bathroom unit of 1649 square feet with a sales price for square foot price of $318.00
  • 3 bedroom units have a median price of $1,100,000 – this being for a 3 bedroom 2 bathroom unit of 2150 square feet with a sales price to square foot price of $368.00 –In our last post the median for 3 bedroom condos was $1,075,000 – this being for a 3 bedroom 2 bathroom unit of 2118 square feet with a sales price to square foot price of $441.00

My Summary

We currently have a great good selection Fort Lauderdale condos for sale across all categories- from waterfront, oceanfront condos, Galt Ocean Mile condos and Luxury condos – with a good number of new construction units on offer too!

We are now well into our Selling Season and this combined with lower interest rates are really driving buyer activity and sales are really starting to move!

March through to June tending to be our busiest “sales” months!
