Here is our November / December 2017 condos pricing guide for Fort Lauderdale condos recently sold – this being based on median sales prices for all condos sold over the last 60 days.

We can see from this report how the median sales price is $158,000 for ALL Fort Lauderdale condos sold over the last 60 days – and then how the median changes across different condo “categories” all the way up-to a median of $690,000 for luxury Fort Lauderdale condos.

It is important to note that in this months post our review of median sales prices is somewhat of a mixed bag…

  • Median sales prices for ALL Fort Lauderdale condos sold and waterfront condos sold have softened
  • Median sales prices for Fort Lauderdale Oceanfront condos have remained the same!
  • Median sales prices for Galt Ocean Mile condos and Fort Lauderdale Luxury condos sold have both risen!

Our summary report above shows us that 

  • Fort Lauderdale Waterfront condos have had median sales price of $187,000 – this being for a 2 bedroom 2 bathroom unit of 1174 sq ft – In our last post the median sales price for waterfront condos was higher at $190,000 – this being for a 2 bedroom 2 bathroom unit of 1181 sq ft
  • Fort Lauderdale Oceanfront condos have had a median sales price of $410,000 – this being for a 2 bedroom 2 bathroom unit of 1305 sq ft – In our last post the median sales price for oceanfront condos was the same at $410,000 – this being for a 2 bedroom 2 bathroom unit of 1290 sq ft
  • Galt Ocean Mile “direct oceanfront” condos have had a median sales price of $490,000 – this being for a 2 bedroom 2 bathroom unit of 1600 sq ft – In our last post the median sales price for Galt Ocean Mile condos was lower at $465,000 – this being for a smaller unit 2 bedroom 2 bathroom unit of 1435 sq ft
  • Fort Lauderdale Luxury condos have had a median sales price of $675,000 – this being for a 3 bedroom 2 bathroom unit of 2022 sq ft – In our last post the median sales price for luxury condos was lower at $653,000 – this being for a 3 bedroom 2 bathroom unit of 2032 sq ft

We can see from this report the median prices for oceanfront units by bedroom.

Important to note are the changes in median prices by bedroom…

  • Oceanfront Studio sales have a median of $183,500 – this being for a unit of 509 square feet with a sales price to square foot price of $364.00 – In our last post the median for Oceanfront Studios was over $37,000 higher at $221,000 – this being for a slightly larger unit of 533 square feet with a sales price to square foot price of $419.00
  • Oceanfront 1 bedroom condo sales have a median of $280,000  – this being for a 1 bedroom 1 bathroom unit of 870 square feet with a sales price to square foot price of $314.00 – In our last post the median for Oceanfront 1 bedroom condos was the same at $280,000  – this being for a 1 bedroom 1 bathroom unit of 870 square feet with a sales price to square foot price of $307.00
  • Oceanfront 2 bedroom condo sales have a median of $455,000  – this being for a 2 bedroom 2 bathroom unit of 1415 square feet with a sales price to square foot price of $322.00 – In our last post the median for Oceanfront 2 bedrooms was $5,000 less at $450,000  – this being for a 2 bedroom 2 bathroom unit of 1435 square feet with a sales price to square foot price of $323.00
  • Oceanfront 3 bedroom condos sales have a median of $890,000 – this being for a 3 bedroom 3 bathroom condo of 2110 square feet with a sales price to square foot price of $371.00 – In our last post the median for Oceanfront 3 bedroom condos was over $50,000 higher at $942,000 – this being for a larger 3 bedroom 3 bathroom condo of 2350 square feet with a sales price to square foot price of $376.00

Note: Median sales prices for oceanfront 3 bedroom condos can vary widely – especially given the number of 3 bedroom new construction projects / sales we currently have here in Fort Lauderdale!

Galt Ocean Mile is one of the sought out “strips” of direct oceanfront condos here in Fort Lauderdale.

Galt Ocean Mile condos offer a mix of complexes and buildings from mid-century to luxury newer construction.

Again it is important to note are some of the changes in median prices by bedroom…

  • Studio units have a median price of $190,000 – this being for a studio unit of 322 square feet with a sales price to square foot price of $365.00 In our last post the median for a Galt Ocean Mile studio was higher at $302,500 – this being for a studio unit of 570 square feet with a sales price to square foot price of $555.00 – (Note this months sales include a Studio Unit in Pelican Grande which sold for $302,500 resulting in an overall higher median price this month for Studios)
  • 1 bedroom units have a median price of $275,000 –this being for a 1 bedroom 1 bathroom unit of 1050 square feet with a sales price to  square foot price of $276.00 – In our last post the median for Galt Ocean Mile 1 bedroom condos was $40,000 higher at $315,000 -this being for a 1 bedroom 1 bathroom unit of 1076 square feet with a sales price to  square foot price of $286.00
  • 2 bedroom units have a median price of $537,500 –this being for a 2 bedroom 2 bathroom unit of 1653 square feet with a sales price for square foot price of $316.00 – In our last post the median for Galt Ocean Mile 2 bedroom condos was over $17,000 lower at $520,000 -this being for a 2 bedroom 2 bathroom unit of 1580 square feet with a sales price for square foot price of $331.00
  • 3 bedroom units have a median price of $782,000 – this being for a 3 bedroom 2 bathroom unit of 2150 square feet with a sales price to square foot price of $364.00 –In our last post the median for 3 bedroom condos was $138,000 higher at $920,000 – this being for a 3 bedroom 2 bathroom unit of 2318 square feet with a sales price to square foot price of $438.00

My Summary

We currently have an excellent selection Fort Lauderdale condos for sale across all categories- from waterfront, oceanfront condos, Galt Ocean Mile condos and luxury condos.

This months results have been a mixed bag – a large part due to the impact of Hurricane Irma – which resulted in a real estate sales drop in Broward of over 30% for the period following the storm.

I am pleased to say that buyer activity is back and is strong – and I am looking forward to a busy “sales” season!
