Here is our November 2019 / December 2019 condo pricing guide for Fort Lauderdale condos recently sold – this being based on median sales prices for all condos sold over the last 60 days here in Broward County.

We can see from this report how the median sales price is $176,000 for ALL Fort Lauderdale condos sold over the last 60 days – This is down a little from $176,000 as in our last post for September 2019 / October 2019! 

We can also see how the median sales price changes across different condo “categories” all the way up-to the median sales price of $685,000 for luxury Fort Lauderdale condos.

It is important to note that:

  • Median sales prices for Waterfront, Galt Ocean Mile and Luxury condos sold over the last 60 days are down from our last post!
  • Median sales prices for Fort Lauderdale Oceanfront condos sold over the last 60 days are up from our last post!

Our summary report above shows us that over the last 60 days: 

  • Fort Lauderdale Waterfront condos have had median sales price of $199,950 – this being for a 2 bedroom 2 bathroom unit of 1194 sq ft – In our last post the median sales price for waterfront condos was higher at $205,000 – this being for a 2 bedroom 2 bathroom unit of 1197 sq ft
  • Fort Lauderdale Oceanfront condos have had a median sales price of $421,500 – this being for a 2 bedroom 2 bathroom unit of 1433 sq ft – In our last post the median sales price for oceanfront condos was lower at $407,625 – this being for a 2 bedroom 2 bathroom unit of 1352 sq ft
  • Galt Ocean Mile “direct oceanfront” condos have had a median sales price of $457,500 – this being for a 2 bedroom 2 bathroom unit of 1495 sq ft – In our last post the median sales price for Galt Ocean Mile condos was higher at  $462,500 – this being for a 2 bedroom 2 bathroom unit of 1495 sq ft
  • Fort Lauderdale Luxury condos have had a median sales price of $685,000 – this being for a 3 bedroom 2 bathroom unit of 2007 sq ft – In our last post the median sales price for luxury condos was higher at $703,750 – this being for a 3 bedroom 2 bathroom unit of 2000 sq ft 

In this months post I also review recent sales for Fort Lauderdale condos by bedroom for both Oceanfront condos and Galt Ocean Mile direct oceanfront condos.

Important to note are the changes in median prices by bedroom…

  • Oceanfront Studio sales have a median of $163,000 – this being for a unit of 375 square feet with a sales price to square foot price of $435.00 – In our last post the median for Oceanfront Studios was higher at $180,000 – this being for a unit of 570 square feet with a sales price to square foot price of $334.00
  • Oceanfront 1 bedroom condo sales have a median of $264,000  – this being for a 1 bedroom 1 bathroom unit of 833 square feet with a sales price to square foot price of $310.00 – In our last post the median for Oceanfront 1 bedroom condos was higher at $272,500  – this being for a 1 bedroom 1 bathroom unit of 874 square feet with a sales price to square foot price of $287.00
  • Oceanfront 2 bedroom condo sales have a median of $440,000  – this being for a 2 bedroom 2 bathroom unit of 1434 square feet with a sales price to square foot price of $306.00 – In our last post the median for Oceanfront 2 bedrooms was higher at $477,000  – this being for a 2 bedroom 2 bathroom unit of 1490 square feet with a sales price to square foot price of $324.00
  • Oceanfront 3 bedroom condos sales have a median of $1,000,000 – this being for a 3 bedroom 3 bathroom condo of 2140 square feet with a sales price to square foot price of $464.00 – In our last post the median for Oceanfront 3 bedroom condos was lower at $800,000 – this being for a 3 bedroom 3 bathroom condo of 2180 square feet with a sales price to square foot price of $383.00

Note: Median sales prices for oceanfront 3 bedroom condos can vary widely from month to month – especially given the number of 3 bedroom new construction projects / sales we currently have here in Fort Lauderdale!

Galt Ocean Mile condos offer a mix of complexes and buildings from mid-century to luxury newer construction.

  • There have been no Galt Ocean Mile Studios sold over the last 60 days based on MLS dataHowever in the post when studios wre sold the median for Galt Ocean Mile studios was $235,000 -this being for a 1 bathroom unit of 450 square feet with a sales price to  square foot price of $522.00
  • Galt Ocean Mile 1 bedroom condos have a median price of $277,500 –this being for a 1 bedroom 1 bathroom unit of 1071 square feet with a sales price to  square foot price of $292.00 – In our last post the median for Galt Ocean Mile 1 bedroom condos was higher at $289,950 -this being for a 1 bedroom 1 bathroom unit of 1067 square feet with a sales price to  square foot price of $280.00
  • Galt Ocean Mile 2 bedroom condos have a median price of $471,500 –this being for a 2 bedroom 2 bathroom unit of 1442 square feet with a sales price for square foot price of $308.00 – In our last post the median for Galt Ocean Mile 2 bedroom condos was higher at $487,500 -this being for a 2 bedroom 2 bathroom unit of 1562 square feet with a sales price for square foot price of $306.00
  • 3 bedroom units have a median price of $1,140,000 – this being for a 3 bedroom 2 bathroom unit of 2175 square feet with a sales price to square foot price of $484.00 –In our last post the median for 3 bedroom condos was lower at $805,000 – this being for a 3 bedroom 2 bathroom unit of 2350 square feet with a sales price to square foot price of $357.00

My Summary

We currently have a great selection Fort Lauderdale condos for sale across all categories- from waterfront, oceanfront condos, Galt Ocean Mile condos and Luxury condos

There has been solid buyer activity this year to date – however prices have been “spongy and even soft” especially for 1 & 2 bedroom condos.

It remains a buyers market and there is some great value to be had!
