Here is our January 2019 / February 2019 condo pricing guide for Fort Lauderdale condos recently sold – this being based on median sales prices for all condos sold over the last 60 days here in Broward County.

We can see from this report how the median sales price is $165,000 for ALL Fort Lauderdale condos sold over the last 60 days – and then how the median changes across different condo “categories” all the way up-to a median of $700,000 for luxury Fort Lauderdale condos.

It is important to note that:

  • Median sales prices overall for Fort Lauderdale condos sold over the last 60 days are up by $5,000 – having softened late last year!
  • Median sales price for Oceanfront and Luxury condos sold over the last 60 days have softened!
  • However on a positive note median sales prices for both Waterfront and Galt Ocean Mile condos sold over the last 60 days are both up!

Our summary report above shows us that over the last 60 days: 

  • Fort Lauderdale Waterfront condos have had median sales price of $199,450 – this being for a 2 bedroom 2 bathroom unit of 1121 sq ft – In our last post the median sales price for waterfront condos was lower at $190,000 – this being for a 2 bedroom 2 bathroom unit of 1185 sq ft
  • Fort Lauderdale Oceanfront condos have had a median sales price of $402,500 – this being for a 2 bedroom 2 bathroom unit of 1164 sq ft – In our last post the median sales price for oceanfront condos was higher at $410,000 – this being for a 2 bedroom 2 bathroom unit of 1333 sq ft
  • Galt Ocean Mile “direct oceanfront” condos have had a median sales price of $460,000 – this being for a 2 bedroom 2 bathroom unit of 1434 sq ft – In our last post the median sales price for Galt Ocean Mile condos was lower at $440,000 – this being for a 2 bedroom 2 bathroom unit of 1450 sq ft
  • Fort Lauderdale Luxury condos have had a median sales price of $700,000 – this being for a 3 bedroom 2 bathroom unit of 2140 sq ft – In our last post the median sales price for luxury condos was $795,000 – this being for a 3 bedroom 2 bathroom unit of 2140 sq ft

In this months post I also review recent sales for Fort Lauderdale condos by bedroom for both Oceanfront condos and Galt Ocean Mile direct oceanfront condos.

Important to note are the changes in median prices by bedroom…

  • Oceanfront Studio sales have a median of $169,000 – this being for a unit of 543 square feet with a sales price to square foot price of $286.00 – In our last post the median for Oceanfront Studios was higher at $175,000 – this being for a unit of 556 square feet with a sales price to square foot price of $333.00
  • Oceanfront 1 bedroom condo sales have a median of $267,450  – this being for a 1 bedroom 1 bathroom unit of 833 square feet with a sales price to square foot price of $316.00 – In our last post the median for Oceanfront 1 bedroom condos was higher at $280,000  – this being for a 1 bedroom 1 bathroom unit of 812 square feet with a sales price to square foot price of $345.00
  • Oceanfront 2 bedroom condo sales have a median of $420,000  – this being for a 2 bedroom 2 bathroom unit of 1433 square feet with a sales price to square foot price of $315.00 – In our last post the median for Oceanfront 2 bedrooms was slightly lower at $419,000  – this being for a 2 bedroom 2 bathroom unit of 1400 square feet with a sales price to square foot price of $319.00
  • Oceanfront 3 bedroom condos sales have a median of $850,000 – this being for a 3 bedroom 3 bathroom condo of 2020 square feet with a sales price to square foot price of $454.00 – In our last post the median for Oceanfront 3 bedroom condos was higher at $920,000 – this being for a 3 bedroom 3 bathroom condo of 2575 square feet with a sales price to square foot price of $393.00

Note: Median sales prices for oceanfront 3 bedroom condos can vary widely from month to month – especially given the number of 3 bedroom new construction projects / sales we currently have here in Fort Lauderdale!

Galt Ocean Mile is one of the sought out “strips” of direct oceanfront condos here in Fort Lauderdale.

Galt Ocean Mile condos offer a mix of complexes and buildings from mid-century to luxury newer construction.

  • Galt Ocean Mile Studios have a median sales price of $305,000 –this being for a 1 bathroom unit of 600 square feet with a sales price to  square foot price of $283.00 – In our last post there had been no studio units sold – However in the last post when there were sales of studio units the median for Galt Ocean Mile studios sold was 218,000 -this being for a 1 bathroom unit of 450 square feet with a sales price to  square foot price of $484.00
  • Galt Ocean Mile 1 bedroom condos have a median price of $262,450 –this being for a 1 bedroom 1 bathroom unit of 895 square feet with a sales price to  square foot price of $279.00 – In our last post the median for Galt Ocean Mile 1 bedroom condos was $305,000 -this being for a much larger 1 bedroom 1 bathroom unit of 1209 square feet with a sales price to  square foot price of $304.00
  • Galt Ocean Mile 2 bedroom condos have a median price of $550,000 –this being for a 2 bedroom 2 bathroom unit of 1537 square feet with a sales price for square foot price of $365.00 – In our last post the median for Galt Ocean Mile 2 bedroom condos was much lower at $490,000 -this being for a 2 bedroom 2 bathroom unit of 1558 square feet with a sales price for square foot price of $303.00
  • 3 bedroom units have a median price of $692,500 – this being for a 3 bedroom 2 bathroom unit of 1977 square feet with a sales price to square foot price of $422.00 –In our last post the median for 3 bedroom condos was much lower at $640,000 – this being for a 3 bedroom 2 bathroom unit of 2023 square feet with a sales price to square foot price of $316.00

My Summary

We currently have a very good selection Fort Lauderdale condos for sale across all categories- from waterfront, oceanfront condos, Galt Ocean Mile condos and Luxury condos

It is great to see median sales prices start to rise for Galt Ocean Mile condos sold over the last 6 months!

This is a very positive sign given rising interest rates!
