Here is our January 2021 / February 2021 condo pricing guide for Fort Lauderdale condos recently sold – this being based on median sales prices for all condos sold over the last 60 days here in Broward County.

We can see from this report how the median sales price is $210,000 for ALL Fort Lauderdale condos sold over the last 60 days up from $197,750 in our last post!

We can also see how the median sales price changes across different condo “categories” all the way up-to the median sales price of $733,000 for luxury Fort Lauderdale condos.

It is very important to note that median sales prices for all categories of condos are up over the last 60 days – this includes: Waterfront condos, Oceanfront condos, Galt Mile condos and Luxury condos!

Our summary report above shows us that over the last 60 days: 

  • Fort Lauderdale Waterfront condos have had median sales price of $245,000 – this being for a 2 bedroom 2 bathroom unit of 1200 sq ft – In our last post the median sales price for waterfront condos was lower at $215,000 – this being for a 2 bedroom 2 bathroom unit of 1161 sq ft
  • Fort Lauderdale Oceanfront condos have had a median sales price of $460,000 – this being for a 2 bedroom 2 bathroom unit of 1415 sq ft – In our last post the median sales price for oceanfront condos was lower at $397,500 – this being for a 2 bedroom 2 bathroom unit of 1250 sq ft
  • Galt Ocean Mile “direct oceanfront” condos have had a median sales price of $542,000 – this being for a 2 bedroom 2 bathroom unit of 1545 sq ft – In our last post the median sales price for Galt Ocean Mile condos was lower at $400,000 – this being for a smaller 2 bedroom 2 bathroom unit of 1187 sq ft
  • Fort Lauderdale Luxury condos have had a median sales price of $733,000 – this being for a 3 bedroom 2 bathroom unit of 2030 sq ft – In our last post the median sales price for luxury condos was lower at $672,000 – this being for a 3 bedroom 2 bathroom unit of 2113 sq ft

In this months post I also review recent sales for Fort Lauderdale condos by bedroom for both Oceanfront condos and Galt Ocean Mile direct oceanfront condos.

Important to note are the changes in median prices by bedroom…

  • Oceanfront Studio sales have a median of $168,000 – this being for a unit of 241 square feet with a sales price to square foot price of $537.00 – In our last post the median for Oceanfront Studios was much lower at $55,000 – this being for a unit of 275 square feet with a sales price to square foot price of $200.00
  • Oceanfront 1 bedroom condo sales have a median of $294,500  – this being for a 1 bedroom 1 bathroom unit of 896 square feet with a sales price to square foot price of $332.00 – In our last post the median list price for Oceanfront 1 bedroom condos was lower at $280,000  – this being for a 1 bedroom 1 bathroom unit of 850 square feet with a sales price to square foot price of $323.00
  • Oceanfront 2 bedroom condo sales have a median of $465,000  – this being for a 2 bedroom 2 bathroom unit of 1400 square feet with a sales price to square foot price of $343.00 – In our last post the median list price for Oceanfront 2 bedrooms was lower at $425,000  – this being for a 2 bedroom 2 bathroom unit of 1300 square feet with a sales price to square foot price of $323.00
  • Oceanfront 3 bedroom condos sales have a median of $875,000 – this being for a 3 bedroom 3 bathroom condo of 2100 square feet with a sales price to square foot price of $430.00 – In our last post the median list price for Oceanfront 3 bedroom condos was higher at $910,000 – this being for a larger 3 bedroom 3 bathroom condo of 2318 square feet with a sales price to square foot price of $420.00

Note: Median sales prices for oceanfront 3 bedroom condos can vary widely from month to month – especially given the number of 3 bedroom new construction projects / sales we currently have here in Fort Lauderdale!

Galt Ocean Mile condos offer a mix of complexes and buildings from mid-century to luxury newer construction.

  • Galt Ocean Mile Studios have a median sales price of $240,000 – this being based on a 430 square foot unit with a sales price to square foot price of $558.00 – There were no Galt Ocean Mile Studios sold as in our last post – However in the last post when a Galt Mile studio was sold the median was $200,000 -this being for a 1 bedroom 1 bathroom unit of 600 square feet with a sales price to  square foot price of $333.00
  • Galt Ocean Mile 1 bedroom condos have a median price of $310,000 –this being for a 1 bedroom 1 bathroom unit of 1088 square feet with a sales price to  square foot price of $314.00 – In our last post the median for Galt Ocean Mile 1 bedroom condos was lower at $300,000 -this being for a 1 bedroom 1 bathroom unit of 1054 square feet with a sales price to  square foot price of $292.00
  • Galt Ocean Mile 2 bedroom condos have a median price of $480,000 –this being for a 2 bedroom 2 bathroom unit of 1532 square feet with a sales price for square foot price of $324.00 – In our last post the median for Galt Ocean Mile 2 bedroom condos was lower at $477,500 -this being for a smaller 2 bedroom 2 bathroom unit of 1365 square feet with a sales price for square foot price of $320.00
  • 3 bedroom units have a median price of $860,000 – this being for a 3 bedroom 2 bathroom unit of 2112 square feet with a sales price to square foot price of $408.00 –In our last post the median for 3 bedroom condos was $935,000 – this being for a larger 3 bedroom 2 bathroom unit of 2318 square feet with a sales price to square foot price of $449.00

My Summary

We currently have a great selection Fort Lauderdale condos for sale across all categories- from waterfront, oceanfront condos, Galt Ocean Mile condos and Luxury condos as well as many new construction units!

I am pleased to report that median sales prices for Fort Lauderdale condos across all categories are up over the last 60 days!

In our prior post median sales prices had been down – in my mind a reflection of sluggish sales activity due to the virus.
