Here is our March 2019 / April 2019 condo pricing guide for Fort Lauderdale condos recently sold – this being based on median sales prices for all condos sold over the last 60 days here in Broward County.

We can see from this report how the median sales price is $165,000 for ALL Fort Lauderdale condos sold over the last 60 days – this is the same as in our last post.

We can also see how the median changes across different condo “categories” all the way up-to a median of $710,000 for luxury Fort Lauderdale condos.

It is important to note that:

  • Median sales prices for Waterfront and Oceanfront condos sold over the last 60 days are up
  • While median sales price for Galt Ocean Mile and Luxury condos sold over the last 60 days have softened!

Our summary report above shows us that over the last 60 days: 

  • Fort Lauderdale Waterfront condos have had median sales price of $200,000 – this being for a 2 bedroom 2 bathroom unit of 1150 sq ft – In our last post the median sales price for waterfront condos was ever so slightly lower at $199,450 – this being for a 2 bedroom 2 bathroom unit of 1121 sq ft
  • Fort Lauderdale Oceanfront condos have had a median sales price of $411,500 – this being for a 2 bedroom 2 bathroom unit of 1283 sq ft – In our last post the median sales price for oceanfront condos was lower at $402,500 – this being for a 2 bedroom 2 bathroom unit of 1164 sq ft
  • Galt Ocean Mile “direct oceanfront” condos have had a median sales price of $438,750 – this being for a 2 bedroom 2 bathroom unit of 1416 sq ft – In our last post the median sales price for Galt Ocean Mile condos was higher at $460,000 – this being for a 2 bedroom 2 bathroom unit of 1434 sq ft
  • Fort Lauderdale Luxury condos have had a median sales price of $710,000 – this being for a 3 bedroom 2 bathroom unit of 2073 sq ft – In our last post the median sales price for luxury condos was a little lower at $700,000 – this being for a 3 bedroom 2 bathroom unit of 2140 sq ft

In this months post I also review recent sales for Fort Lauderdale condos by bedroom for both Oceanfront condos and Galt Ocean Mile direct oceanfront condos.

We can see from this report the median prices for oceanfront units by bedroom.

Important to note are the changes in median prices by bedroom…

  • Oceanfront Studio sales have a median of $217,500 – this being for a unit of 482 square feet with a sales price to square foot price of $467.00 – In our last post the median for Oceanfront Studios was much lower at $169,000 – this being for a unit of 543 square feet with a sales price to square foot price of $286.00
  • Oceanfront 1 bedroom condo sales have a median of $283,750  – this being for a 1 bedroom 1 bathroom unit of 990 square feet with a sales price to square foot price of $296.00 – In our last post the median for Oceanfront 1 bedroom condos was much lower at $267,450  – this being for a 1 bedroom 1 bathroom unit of 833 square feet with a sales price to square foot price of $316.00
  • Oceanfront 2 bedroom condo sales have a median of $425,000  – this being for a 2 bedroom 2 bathroom unit of 1350 square feet with a sales price to square foot price of $314.00 – In our last post the median for Oceanfront 2 bedrooms was a little lower at $420,000  – this being for a 2 bedroom 2 bathroom unit of 1433 square feet with a sales price to square foot price of $315.00
  • Oceanfront 3 bedroom condos sales have a median of $880,000 – this being for a 3 bedroom 3 bathroom condo of 2086 square feet with a sales price to square foot price of $368.00 – In our last post the median for Oceanfront 3 bedroom condos was lower at $850,000 – this being for a 3 bedroom 3 bathroom condo of 2020 square feet with a sales price to square foot price of $454.00

Note: Median sales prices for oceanfront 3 bedroom condos can vary widely from month to month – especially given the number of 3 bedroom new construction projects / sales we currently have here in Fort Lauderdale!

Galt Ocean Mile is one of the sought out “strips” of direct oceanfront condos here in Fort Lauderdale.

Galt Ocean Mile condos offer a mix of complexes and buildings from mid-century to luxury newer construction.

  • Galt Ocean Mile Studios have a median sales price of $215,000 –this being for a 1 bathroom unit of 450 square feet with a sales price to  square foot price of $478.00 – In our last post there had been no studio units sold – However in the last post when there were sales of studio units the median for Galt Ocean Mile studios sold was higher at $305,000 -this being for a larger 1 bathroom unit of 600 square feet with a sales price to  square foot price of $283.00
  • Galt Ocean Mile 1 bedroom condos have a median price of $265,000 –this being for a 1 bedroom 1 bathroom unit of 1050 square feet with a sales price to  square foot price of $320.00 – In our last post the median for Galt Ocean Mile 1 bedroom condos was slightly lower at $262,450 -this being for a 1 bedroom 1 bathroom unit of 895 square feet with a sales price to  square foot price of $279.00
  • Galt Ocean Mile 2 bedroom condos have a median price of $525,000 –this being for a 2 bedroom 2 bathroom unit of 1649 square feet with a sales price for square foot price of $318.00 – In our last post the median for Galt Ocean Mile 2 bedroom condos was higher at $550,000 -this being for a 2 bedroom 2 bathroom unit of 1537 square feet with a sales price for square foot price of $365.00
  • 3 bedroom units have a median price of $1,075,000 – this being for a 3 bedroom 2 bathroom unit of 2118 square feet with a sales price to square foot price of $441.00 –In our last post the median for 3 bedroom condos was much lower at $692,500 – this being for a 3 bedroom 2 bathroom unit of 1977 square feet with a sales price to square foot price of $422.00

My Summary

We currently have a really good selection Fort Lauderdale condos for sale across all categories- from waterfront, oceanfront condos, Galt Ocean Mile condos and Luxury condos

We are now in Season and sales start to really move – with March through to June tending to be our busiest “sales” months!
