Here is our May 2019 / June 2019 condo pricing guide for Fort Lauderdale condos recently sold – this being based on median sales prices for all condos sold over the last 60 days here in Broward County.

We can see from this report how the median sales price is $170,000 for ALL Fort Lauderdale condos sold over the last 60 days – This is up from $165,000 is our last 3 posts! 

We can also see how the median changes across different condo “categories” all the way up-to the median of $715,000 for luxury Fort Lauderdale condos.

It is important to note that:

  • Median sales prices for Waterfront and Luxury condos sold over the last 60 days are both up!
  • Median sales price for Oceanfront condos is down a little
  • Galt Ocean Mile condos are well down – down by over $100,000!

Our summary report above shows us that over the last 60 days: 

  • Fort Lauderdale Waterfront condos have had median sales price of $205,000 – this being for a 2 bedroom 2 bathroom unit of 1170 sq ft – In our last post the median sales price for waterfront condos was ever so slightly lower at $202,000 – this being for a 2 bedroom 2 bathroom unit of 1166 sq ft
  • Fort Lauderdale Oceanfront condos have had a median sales price of $417,250 – this being for a 2 bedroom 2 bathroom unit of 1340 sq ft – In our last post the median sales price for oceanfront condos was $422,500 – this being for a 2 bedroom 2 bathroom unit of 1341 sq ft
  • Galt Ocean Mile “direct oceanfront” condos have had a median sales price of $422,500 – this being for a 2 bedroom 2 bathroom unit of 1420 sq ft – In our last post the median sales price for Galt Ocean Mile condos was much higher at $532,000 – this being for a 2 bedroom 2 bathroom unit of 1649 sq ft
  • Fort Lauderdale Luxury condos have had a median sales price of $715,000 – this being for a 3 bedroom 2 bathroom unit of 2016 sq ft – In our last post the median sales price for luxury condos was lower at $670,000 – this being for a 3 bedroom 2 bathroom unit of 2016 sq ft

In this months post I also review recent sales for Fort Lauderdale condos by bedroom for both Oceanfront condos and Galt Ocean Mile direct oceanfront condos.

Important to note are the changes in median prices by bedroom…

  • Oceanfront Studio sales have a median of $147,500 – this being for a unit of 435 square feet with a sales price to square foot price of $333.00 – In our last post the median for Oceanfront Studios was higher at $173,886 – this being for a unit of 451 square feet with a sales price to square foot price of $373.00
  • Oceanfront 1 bedroom condo sales have a median of $277,500  – this being for a 1 bedroom 1 bathroom unit of 860 square feet with a sales price to square foot price of $297.00 – In our last post the median for Oceanfront 1 bedroom condos was lower at $259,000  – this being for a 1 bedroom 1 bathroom unit of 870 square feet with a sales price to square foot price of $312.00
  • Oceanfront 2 bedroom condo sales have a median of $430,000  – this being for a 2 bedroom 2 bathroom unit of 1360 square feet with a sales price to square foot price of $322.00 – In our last post the median for Oceanfront 2 bedrooms was lower at $425,000  – this being for a 2 bedroom 2 bathroom unit of 1350 square feet with a sales price to square foot price of $314.00
  • Oceanfront 3 bedroom condos sales have a median of $920,000 – this being for a 3 bedroom 3 bathroom condo of 2308 square feet with a sales price to square foot price of $418.00 – In our last post the median for Oceanfront 3 bedroom condos was lower at $877,500 – this being for a 3 bedroom 3 bathroom condo of 2274 square feet with a sales price to square foot price of $353.00

Note: Median sales prices for oceanfront 3 bedroom condos can vary widely from month to month – especially given the number of 3 bedroom new construction projects / sales we currently have here in Fort Lauderdale!

Galt Ocean Mile is one of the sought out “strips” of direct oceanfront condos here in Fort Lauderdale.

Galt Ocean Mile condos offer a mix of complexes and buildings from mid-century to luxury newer construction.

  • Galt Ocean Mile Studios had a median price of $235,000 –this being for a 1 bathroom unit of 450 square feet with a sales price to  square foot price of $522.00 – In our last post there had been no Galt Ocean Mile Studios sold over the prior 60 days – However in our earlier post the median for Galt Ocean Mile studios sold over the preceding 60 days was lower at $215,000 -this being for a 1 bathroom unit of 450 square feet with a sales price to  square foot price of $478.00
  • Galt Ocean Mile 1 bedroom condos have a median price of $284,500 –this being for a 1 bedroom 1 bathroom unit of 1063 square feet with a sales price to  square foot price of $278.00 – In our last post the median for Galt Ocean Mile 1 bedroom condos was $290,000 -this being for a 1 bedroom 1 bathroom unit of 1050 square feet with a sales price to  square foot price of $286.00
  • Galt Ocean Mile 2 bedroom condos have a median price of $505,000 –this being for a 2 bedroom 2 bathroom unit of 1562 square feet with a sales price for square foot price of $315.00 – In our last post the median for Galt Ocean Mile 2 bedroom condos was higher at $540,000 -this being for a 2 bedroom 2 bathroom unit of 1716 square feet with a sales price for square foot price of $316.00
  • 3 bedroom units have a median price of $763,958 – this being for a 3 bedroom 2 bathroom unit of 2124 square feet with a sales price to square foot price of $376.00 –In our last post the median for 3 bedroom condos was much higher at $1,100,000 – this being for a 3 bedroom 2 bathroom unit of 2150 square feet with a sales price to square foot price of $368.00

My Summary

We currently have a really great selection Fort Lauderdale condos for sale across all categories- from waterfront, oceanfront condos, Galt Ocean Mile condos and Luxury condos – with many new construction units on offer too!

We are into our Selling Season (it started a little later this year)

Strong buyer activity combined with continued lower interest rates will I believe really help drive this seasons sales!
