Here is our May 2020 / June 2020 condo pricing guide for Fort Lauderdale condos recently sold – this being based on median sales prices for all condos sold over the last 60 days here in Broward County.

We can see from this report how the median sales price is $182,000 for ALL Fort Lauderdale condos sold over the last 60 days – This is up from $175,000 as in our last post for March 2020 / April 2020! 

We can also see how the median sales price changes across different condo “categories” all the way up-to the median sales price of $710,000 for luxury Fort Lauderdale condos.

It is important to note that median sales prices for each of the categories we review: Waterfront, Oceanfront, Galt Mile and Luxury are all up from our last post!

Our summary report above shows us that over the last 60 days: 

  • Fort Lauderdale Waterfront condos have had median sales price of $210,000 – this being for a 2 bedroom 2 bathroom unit of 1190 sq ft – In our last post the median sales price for waterfront condos was higher at $216,000 – this being for a 2 bedroom 2 bathroom unit of 1140 sq ft
  • Fort Lauderdale Oceanfront condos have had a median sales price of $460,000 – this being for a 2 bedroom 2 bathroom unit of 1433 sq ft – In our last post the median sales price for oceanfront condos was lower at $455,000 – this being for a 2 bedroom 2 bathroom unit of 1433 sq ft
  • Galt Ocean Mile “direct oceanfront” condos have had a median sales price of $545,000 – this being for a 2 bedroom 2 bathroom unit of 1662 sq ft – In our last post the median sales price for Galt Ocean Mile condos was lower at $520,000 – this being for a 2 bedroom 2 bathroom unit of 1540 sq ft
  • Fort Lauderdale Luxury condos have had a median sales price of $710,000 – this being for a 3 bedroom 2 bathroom unit of 1934 sq ft – In our last post the median sales price for luxury condos was higher at $735,000 – this being for a 3 bedroom 2 bathroom unit of 2024 sq ft 

In this months post I also review recent sales for Fort Lauderdale condos by bedroom for both Oceanfront condos and Galt Ocean Mile direct oceanfront condos.

Important to note are the changes in median prices by bedroom…

  • Oceanfront Studio sales have a median of $182,500 – this being for a unit of 375 square feet with a sales price to square foot price of $333.00 – In our last post the median for Oceanfront Studios was higher at $226,000 – this being for a smaller unit of 290 square feet with a much higher sales price to square foot price of $779.00
  • Oceanfront 1 bedroom condo sales have a median of $259,900  – this being for a 1 bedroom 1 bathroom unit of 870 square feet with a sales price to square foot price of $314.00 – In our last post the median list price for Oceanfront 1 bedroom condos was higher at $265,000  – this being for a 1 bedroom 1 bathroom unit of 870 square feet with a sales price to square foot price of $315.00
  • Oceanfront 2 bedroom condo sales have a median of $458,750  – this being for a 2 bedroom 2 bathroom unit of 1434 square feet with a sales price to square foot price of $316.00 – In our last post the median list price for Oceanfront 2 bedrooms was lower at $432,500  – this being for a 2 bedroom 2 bathroom unit of 1400 square feet with a higher sales price to square foot price of $321.00
  • Oceanfront 3 bedroom condos sales have a median of $1,037,500 – this being for a 3 bedroom 3 bathroom condo of 2130 square feet with a sales price to square foot price of $484.00 – In our last post the median list price for Oceanfront 3 bedroom condos was much lower at $890,000 – this being for a larger 3 bedroom 3 bathroom condo of 2272 square feet with a lower sales price to square foot price of $431.00

Note: Median sales prices for oceanfront 3 bedroom condos can vary widely from month to month – especially given the number of 3 bedroom new construction projects / sales we currently have here in Fort Lauderdale!

  • Galt Ocean Mile 1 bedroom condos have a median price of $269,950 –this being for a 1 bedroom 1 bathroom unit of 1198 square feet with a sales price to  square foot price of $239.00 – In our last post the median for Galt Ocean Mile 1 bedroom condos was much higher at $375,000 -this being for a smaller 1 bedroom 1 bathroom unit of 1080 square feet with a much higher sales price to  square foot price of $370.00

My Summary

We currently have a really great selection Fort Lauderdale condos for sale across all categories- from waterfront, oceanfront condos, Galt Ocean Mile condos and Luxury condos as well as many new construction units!

Despite the effects of the Corona Virus we are still seeing buyer activity and sales!

On Galt Ocean Mile many of these sales / closings are for units which were under contract prior to the Galt being shut down to Realtors!
