There is currently 1 condo pending sale and there have been 10 condos have been sold over the last 6 months.

In this post we discuss units for sale, new listings, pending sales and also recent sales prices, sales prices by bedroom & sales prices per sq ft. 

We also discuss how long units are taking to sell (called days on market) – and how much buyers are paying for units (sales prices to list price %) as well as the highest prices paid for units over the last 6 months!

We also compare recent sales trends in Playa del Mar to 2014 sales. Important information for both buyers and sellers!

Note:  the median price per square foot is important to note, as there are only 4 condos for sale – 2 x 1 bedroom and 2 x 2 bedroom units.

Given this  – the median size and unit configuration in our table at 1 / 1 – would be more accurately represented as 1.5 / 1.5!

Important to note is how median prices are on the rise – up by $40,000 since our post for April May!

In our earlier post in April / May the median price paid for a unit here in Playa Del Mar for the preceding six months was $390,000this also being for a 2 bedroom 2 bathroom unit!

My Thoughts / Summary

I love Playa del Mar – its a great complex.

Condo sales here in Playa del Mar are on the move in 2015. 

Median square foot prices over the last 6 months have dropped at $275.00 to below those for all of 2014 – see summary report below

This decline in prices is due in part to some recent sales of older units in need of updating and units in less desirable stacks.

I am confident however the median sales price will soon bounce back and be closer to $300.00 per square foot!
