In our last post on Southpoint Condos for sale for August / September 2017 there were 15 units for sale!

Our market summary report for these 14 units is presented below:

We can see from the market report on units for sale that the median price for a unit is $605,336 – this being for a 2 bedroom 2 bathroom unit of 1681 square feet – down from $621,900 in our last post!

In our last post the median price for a unit for sale was $623,450 – this being for a 2 bedroom 2 bathroom unit of 1662 square feet – the same as in our last post!

It is important to note that the median list price to square foot price for condos for sale here in Southpoint at $374.00 – which is up from $336.00 in our last post!

  • 2 bedroom condos for sale is $625,000 – this being for a 2 bedroom 2 bathroom 1662 square foot unit with a list price to square foot price of $375.00.   In our last post the median for 2 bedroom condos for sale was the same at $625,000 – this being for a 2 bedroom 2 bathroom 1662 square foot unit with a lower list price to square foot price of $365.00.

We can see from this report the details for each condo sold – including the most expensive sale over the last 6 months, which was for unit 1402 South a 3 bedroom condo which sold for $680,000.

This 3 bedroom 2 bathroom 2112 square foot unit has a sales price to square foot price of $322.00

This condo had 103 days on market and sold for 88% of list price!

My Thoughts / Summary

Southpoint is a great direct oceanfront complex here on Galt Ocean Mile in Fort Lauderdale.

Currently we have an excellent range of condos for sale – especially 2 bedroom units – and some of these units offer outstanding value!

I am glad to report that sales here in Southpoint continue to be strong with 15 units sold over the last 6 months – after what was a rather slow start to the year!

I am also pleased to see that that the sales price to list price is soft at 94% is on the rise – up from 92% in our last post!
