This report shows us that both the average and median price for a condo pending sale here in The Galleon is $261,900.

Important to note is the both the average and median prices are based on 1 bedroom 1.5 bathroom units of between 1280 and 1360 square feet.

Also important to note is that DoM or Days on Market ranged from just 10 days to   53 days.

The 2 units pending sales are on the 7th floor and 11th floor units respectively and both were advertised for sale as cash only sales!

The 7th floor condo is a large one bedroom and one and a half bath unit. Unit is having all impact windows and doors being installed. This condo needs TLC as it’s still in original condition

11th floor condo is a short sale property – and this also needs TLC.  This unit has garage parking with assigned parking space. The condo has a generous balcony and the complex a lovely spacious pool deck.

Important from this report is that there is over $100,000 difference between the median at $260,000 and the price of $365,000 for the most expensive sale – so buyers and sellers need to factor in location in the building, views and condition of the unit – updated or original.

We can see from this report that the median price paid for one of these 2 bedroom condo units has been $430,000 – with a sales price to square foot price of $233.00 – close to what the 2 units are currently listed for sale at.

Important to note however is that the most expensive condo unit sold in The Galleon over the last 90 days sold for $439,000 – or $242.00 per square foot.
